5 Things a Buyer’s Agent Will Do For You

There’s no way around it. Buying a home is one of the biggest financial decisions you can make.

It’s okay if that sounds a little scary, because there are people like me—agents—whose number one goal is to make the entire process easier.

Your agent is your partner throughout your home search. In addition to helping you find the right home, your agent ensures that you are informed and feel confident from the first home you see, right until closing.

You might be wondering, What’s the cost? Well, there’s no fee for working with a buyer’s agent! My fee is paid by the seller’s agent. The seller and their agent agree to a fee before the home is listed on the market. The seller’s agent then offers a portion of that fee to the buyer’s agent. So, without a buyer’s agent, the seller’s agent generally keeps the entire amount and you end up with no representation. All that means is…you get a buyer’s agent for free! And with that comes not only guidance and expertise, but also an entire team of resources who are available for you.

You don’t need to spend hours staring at spreadsheets and watching data trends to determine the right time and place to buy. I do that for you!

2. Recommend Homes to Visit

I also evaluate available homes to make informed recommendations for you. I consider your budget, needs and goals. And, I provide guidance on what to look for and what to look out for—like homes that are overpriced or that might need more work than it seems.

3. Negotiate

Once we’ve decided on your new home, we’ll work together to decide what the offer will be. I’m here to manage the relationship with the seller and their agent, as well as any negotiations—not only for pricing, but also terms that may be needed—so that you don’t miss out—or pay too much—for your dream home!

4. Guide You Through Making an Offer…and Beyond

A lot happens after your offer is accepted. And I’ll be with you every step of the way, helping you understand what needs to happen and why, what you should be aware of, and how to prevent any surprises.

I’ll also help you with paperwork and inspection negotiations, and connect you with experts (like your mortgage lender, attorney, painters, electrician, movers etc.), and set up important meetings along the way. We’ll be together for every step!
